Buying or selling a home?

With a little planning ahead of time, purchasing a home isn't too complex, but the event is intimidating for many people. So you know exactly what to expect, I like to supply my buyers with an overview of the entire deal. Below are my nine steps to purchasing a home.

Step 1 – Prepare to buy a home
Before you start looking for a home, there are a lot of things you need to take into account. You'll probably want to put together an index of features you need, get an idea of what school districts and neighborhoods you want to live in, and start planning around your budget. A good rule to adhere to is that your mortgage payment should be close to 1/3 of your monthly income.

Step 2 – Communicate with a real estate agent in Meriden

Step 3 – Begin looking for a house
After our first meeting, I'll begin looking for houses on the market that are great for you. I'll get a sneak peek of most of the homes and exclude the bad ones, and then we'll book appointments to view the homes whenever it's most convenient for you.

When we tour homes, I'll point out positive features and negative ones. I'll even ask you what things you like and don't like. Generally, buyers revise their wish list as we tour homes and some things become more essential than others. If that happens, I'll look through the listings once more and narrow it down to the home of your dreams.

Step 4 – Get a grasp of the housing market
Your agent's understanding of the Meriden market is a leading aspect in your home search. And I assure you I'm informed of all the school districts and neighborhoods, and I will alert you to which districts are "hot" and demand prompt action and some that are "cold" and allow for thoughtful analysis.

As we tour houses, I'll let you know when the seller's asking price has room for bargaining and when I trust the home is "priced to sell." Every real estate agent will convince you they truly understand the market, but be wary, and be sure to ask a lot of questions. Step 5 – Find your dream house
I'm positive we'll find the home of your dreams in the Meriden area. When we do, I'll thoroughly create your home purchase offer. The offer will be tailored with your needs in mind, including a lot of contingencies, such as getting financing, finishing the inspection, and a clean title.

Let Coriano Realty, LLC guide you through finding your dream home in Meriden When presenting your offer, you'll likely need to submit "earnest money." This is a cash deposit submitted to the home seller to secure an offer to buy the property and is typically put towards the cost of closing. If the seller accepts the offer, we should close within 30 to 60 days afterward. This allows necessary time for your mortgage financing.

Step 6 – Negotiate
Unfortunately most contracts don't close on the initial offer. It's very common to receive a counter offer. Don't let this alarm you. We'll consider whether or not to agree to the counter offer, propose our own counter offer, or refuse the seller's offer and go on.

Market conditions will play a big part in how aggressively we negotiate the contract. In addition, we'll work within your financing budget. And when it's all said and done, we'll assemble a contract that works well for you.

Step 7 – Secure a loan
Once we sign the final deal, you'll begin working with your mortgage lender to close the loan. If you're already pre-qualified, it won't be a long process at all, but you should to stay in close contact with your lender. And I'll sort out all the property information your lender needs to close the loan.

Step 8 – Close the deal
Your mortgage lender will provide you with a Good Faith Estimate (GFE) of your closing costs within three days of accepting your application. You'll get a Good Faith Estimate (GFE) of your closing costs from your mortgage lender within three days of getting your loan application. The estimate rests on the loan amount. RESPA requirements order that it has to involve all closing costs and fall within a strict range of accuracy, and I'll examine the estimate and let you know if everything looks okay.

Then we'll close on your home. This should take place at a title company or escrow office and will most often be a smooth and stress-free occurrence.

Step 9 – Move in
